Initial Walk Through
At our first meeting, we will discuss your timeline and expectations, review market data, and evaluate pricing. After a plan is formed and the listing agreement signed, The KS Group team is called in to begin the process of getting your home in top selling condition.
Project Manager Assessment
Every listing is unique and deserves a customized plan for achieving your goals. With this in mind, The KS Group’s project manager visits to assess the scope of work required to get the home in prime selling condition. From there, we present a recommended plan that includes contractor bids and materials pricing in a convenient click-to-purchase format. Based on your approval, work is scheduled, managed, and quality-controlled by the project manager– leaving you free to focus on the rest of your moving process.
Declutter
Less is more! Decluttering your home is the first step to guaranteeing a smooth moving experience. Sorting out unused clothing, toys, linens, etc. will not only make your home more appealing, it also reduces your overall moving cost. Do it yourself or rely on one of our partners to help out. Removing excess “stuff” and incorporating simple organizational tricks will help make your home’s potential shine. Our partners will even facilitate selling or donating any unwanted items.
Curb Appeal and Landscaping
You never get a second chance to make a first impression, and great curb appeal makes all the difference in the world when selling your home. Lighting, fresh paint on the front door, and landscaping improvements are the most cost efficient ways to freshen up your home’s exterior. Whether you choose to have your landscaper complete the work or have us manage the process, refreshing your exterior just prior to listing increases viewing traffic and the odds of a quick, successful transaction.
Deep Clean
After decluttering, deep cleaning is the simplest, least expensive thing that a person can do when selling their home. A scrupulously clean home shows buyers that you care and gives the overall impression that the home has been lovingly maintained. Schedule your own housekeeper or allow us to schedule and manage ours for you.
Staging
Staging a home increases sales price by an average of 1-5% and significantly reduces days on the market- which is important for your convenience and peace of mind. After an inital planning visit, our stagers work with your existing furnishings and carefully supplement with additional furniture and accessories where necessary. Most staging is complimentary with The KS Group. We love home design and want your property to put its best foot forward, allowing potential buyers to visualize your house as their new dream home.
Professional Pictures and Video
When all the work is complete, we schedule our photographer for professional photos, 3-D walk through video, and floor plans. Good imagery is critical to marketing your home and encouraging would-be buyers to make an appointment or visit an open house.
Marketing and Listing
You are ready to list your home! First, we will pre-market within the top 10% agent network. This allows us to solicit feedback on condition and pricing from the most active agents in the area and tap into a ready buyer pool. If adjustments are needed, we can discuss and implement before going live. Open houses, digital marketing, and printed flyer campaigns are standard practices at The KS Group, but we also tailor our marketing to each client’s privacy requests.
